They are one of the largest STR operators in North America. We are a boutique operator focused on the greater Phoenix metro. The two companies are built differently, and the differences matter for your bottom line.

Pricing & fees

Both companies charge a percentage of booking revenue. Vacasa's published fees vary by market and have historically run higher than many local competitors once add-ons are included. Our fee is percentage-based, scoped to the level of service the home needs, and we walk through it transparently after a free Revenue Projection. The right question is not "which fee is lower" — it is "which company nets you more after fees."

Contracts & flexibility

Vacasa: Standard agreements have historically included longer terms and more rigid exit windows. Read the contract carefully.

The Cohost Co.: We use straightforward management agreements and we do not believe in trapping owners. If we are not the right fit, we make the off-boarding clean.

Listing quality and design input

Vacasa's listing process is templated by design — it has to be at their scale. For a 3-bedroom standard home that is fine. For a luxury Paradise Valley property, an Arcadia design home, or an amenity-loaded North Scottsdale rental, the templated approach often leaves money on the table. We write each listing from scratch, advise on staging and amenity decisions, and treat the listing as the storefront it actually is.

Pricing and revenue strategy

Both companies use dynamic pricing tools. The difference is the human layer.
