Here are the amenities that consistently move the needle for Scottsdale, Paradise Valley, and greater Phoenix metro short-term rentals — based on what we actually see in our portfolio.
Tier 1: amenities that always earn their cost back
Heated pool
In Arizona, a pool without a heater is a six-month pool. Adding a heater turns the property into a year-round product, materially increases winter occupancy, and allows higher minimum stays in shoulder seasons. Often the single highest-ROI upgrade an Arizona STR can make.
Hot tub
Hot tubs filter into search results as a standalone amenity and meaningfully increase booking conversion. Especially powerful in winter months and for couples, families, and small groups.
Smart lock and contactless check-in
Reduces friction, eliminates lost-key situations, and is now the expected baseline. Cost is low. Required.
Fast Wi-Fi
Remote work has not gone away. Fast, reliable Wi-Fi shows up in reviews and influences booking decisions for longer stays. Cheap upgrade, outsized impact.
Tier 2: amenities that pay back if the home matches the guest profile
Pickleball court
Specifically called out in searches and listing filters now. For the right property, this single amenity can shift the home into a different competitive set.
Putting green
High guest delight per dollar spent. Photographs well, signals "we thought about this," and is a meaningful differentiator in golf-heavy markets like Scottsdale.
Game room or home theater
Bonus rooms, garage conversions, and dedicated entertainment spaces consistently photograph well and become the feature guests post about. The Tempe property in our case study turned a garage into a home theater that became its most-photographed room.
Outdoor entertaining setup
An upgraded backyard with shaded lounge, dining for the full guest count, fire feature, and outdoor TV is one of the single most powerful upgrades in Arizona — because guests come for the outdoor lifestyle.
Tier 3: amenities that look good but rarely move revenue

Run every potential amenity through one filter: will this drive bookings, justify a higher nightly rate, or generate repeat stays? If the answer is no, redirect the dollars somewhere that does.
